A direct cash purchase for executors, administrators and beneficiaries. No estate agent fees, no chain, any condition.
Whether the property was left to you in a will or you are dealing with an estate with no will, you can usually choose between an estate agent, an auction and a direct cash buyer such as us. Each suits different situations.
| Estate agent | Auction | Direct cash buyer (us) | |
|---|---|---|---|
| Price | Can achieve the highest price if the property is in good order and you can wait | Set by bidding on the day; reserve prices apply | Below full market value, in return for speed and certainty |
| Speed | Often several months from instruction to completion | Sale on a fixed auction date, then a set completion period | Cash offer aimed within a few hours of your enquiry; exchange in as little as 7 days, with completion swiftly or on a timeline to suit you (depends on the solicitors and probate) |
| Fees to you | Agent commission plus legal fees | Auctioneer and legal fees | No estate agent commission, legal fees or survey costs to you |
| Chain / fall-through risk | Depends on the buyer’s chain and mortgage | Auction contracts bind the buyer | No sale chain on our side, so the sale does not depend on us selling another property |
| Property condition | Usually needs to be presentable | Any condition | Any condition |
Our honest view: if the property is in good condition and nobody needs the money quickly, an estate agent may well achieve a higher price. We are a good fit when you want certainty, a quick completion, or the property needs work, is empty, or is costing you money to hold. We will tell you plainly if we think another route suits you better.
Council tax is usually not payable while a property is empty awaiting probate, and this continues for up to six months after the grant is issued. From 1 April 2025 the long-term empty premium does not apply where probate was granted less than 12 months ago. Councils publish the details, for example Waverley Borough Council. Rules and dates can differ between councils, so check with the council that bills the property, which you can find at GOV.UK: find your local council.
For Inheritance Tax, the standard nil-rate threshold is £325,000 and the standard rate is 40% on the value above it; the threshold can rise to £500,000 when a home is left to children or grandchildren (conditions apply). Tax must be paid by the end of the sixth month after the death. See GOV.UK: Inheritance Tax and paying Inheritance Tax.
If you would like independent legal advice, we can introduce you to an independent solicitor (details available on request) for a free initial consultation of up to one hour. No written follow-up advice is included, and any further work is agreed with the solicitor before it starts. We do not receive any referral fee or other payment from the solicitor. You are under no obligation to use them, and you are free to instruct any solicitor of your choice. Our cash offer is not conditional on using them.
Read the full process on our How It Works page, or see our guide to selling a probate property.
We buy inherited houses, flats and bungalows, whether or not they need repairs, and whether probate has been granted or is still in progress. We are not estate agents and we are not a firm of solicitors. We buy directly, for cash, with no estate agent involved. Our preferred areas are inside the M25 and the Home Counties, and we consider properties elsewhere in England and Wales.
In most cases a sale cannot complete until the Grant of Probate or Letters of Administration has been issued, because that is what gives the executor or administrator legal authority to sell. We can agree terms and prepare in the meantime so that completion can follow quickly once the grant arrives. Yan independent solicitor will confirm the position for your estate.
No. A direct cash buyer pays less than the open-market price in return for speed, certainty and no fees to you. If maximum price matters more than speed, an estate agent may be a better route, and we will say so.
We do not charge estate agent commission, and we do not charge you legal or survey costs. You are not charged for our offer or for getting in touch.
We buy in any condition. Tell us about the state of the property when you enquire so that our offer reflects it accurately.
All executors must agree to sell, and beneficiaries should be kept informed. Contact us once you have discussed the plan, or ask about the free initial consultation with an independent solicitor first.
Tell us about the property. We aim to call you within 2 hours and to give a no-obligation cash offer within a few hours.
