The five steps

  1. Get in touch. Call 020 3633 9458 (Mon–Sun 8am–midnight) or use the form on this page. We ask for the address, your role in the estate, and where you are with probate.
  2. Receive your cash offer. We aim to call you within 2 hours of your enquiry and to give a cash offer within a few hours, in writing and with no obligation. We explain how it reflects the property and its condition.
  3. Take independent advice. A free initial consultation with an independent solicitor is available. You may use your own solicitor instead.
  4. The legal work. Solicitors handle the conveyancing, searches and paperwork. The executors sign once the Grant of Probate or Letters of Administration is in place.
  5. Exchange and completion. Contracts can be exchanged in as little as 7 days, and completion can follow swiftly or on a timeline that suits you. The proceeds go to the estate. Timing depends on the solicitors and on probate being in place.

If you would like independent legal advice, we can introduce you to an independent solicitor (details available on request) for a free initial consultation of up to one hour. No written follow-up advice is included, and any further work is agreed with the solicitor before it starts. We do not receive any referral fee or other payment from the solicitor. You are under no obligation to use them, and you are free to instruct any solicitor of your choice. Our cash offer is not conditional on using them.

What it costs you

We do not charge estate agent commission, legal fees or survey costs to the seller. The only costs of probate itself are the usual ones: the probate application fee (£526 for estates over £5,000) and any Inheritance Tax due. See Sell a Probate Property for the full picture.

What if probate has not been granted yet?

You can still contact us. We can discuss the property and agree terms so that the sale can move quickly after the grant. In most cases completion cannot happen until the grant has been issued.

What happens if you change your mind?

There is no obligation at any stage before contracts are exchanged. You can compare our offer with an estate agent or an auction and decide what is right for the estate.

Where we buy

We prefer properties inside the M25 and the Home Counties, and we consider properties elsewhere in England and Wales. See areas we buy.
